Peel Court

Client: Hardman Estates

Location: Spinningfields, Manchester

Budget: £10.5 million

Status: Completed 2009

Peel Court represents the potential of 11 storeys of Grade A office accommodation in the heart of Manchester’s burgeoning financial district. Occupying the ground floor plus nine additional stories, the building benefits from basement car parking giving a gross area of circa 70,000sqft with 1000sqft of A1 retail use accessed from Hardman Street.

The proposed new development would occupy the full area of the available site confirming the ‘linear wall’ along Atkinson Street and Jodrell Street and completing the four-square block, which is also bounded by Hardman Street and Byrom Street.  The development in this form will also reinforce the narrowness of Jodrell Street and Atkinson Street, such narrow streets being one of the features of the Conservation Area.  This completion of the four-square street form gave an opportunity to emphasise the corner of Byrom Street and Hardman Street to form a primary access point with advantageous linkages to the revised public realm. The building form and elevational treatment represents vestiges of the previous site uses with a sandstone podium, building back the street edge, from which a highly glazed crystalline form erupts to the ninth floor.
